Abstract This document contains text and maps of the Approved Sector Plan and Sectional Map Amendment for Westphalia. The approved plan amends portions of the Approved Master Plan and Sectional Map Amendment for Melwood-Westphalia (Planning Area 77 & 78), and the Prince George's County Approved General Plan.

Abstract This document contains maps and supporting text of the Approved Master Plan and Sectional Map Amendment for Melwood- Westphalia (planning Areas 77 and 78). The Plan supersedes that part of the Subregion VI Master Plan and the Melwood Special Treatment Area Plan.

The plan and Sectional Map Amendment (SMA) modify portions of the Melwood Westphalia Approved Sector Plan and Sectional Map Amendment. The planning concept contained in the Westphalia Sector Plan promotes: A new urban town center that is transit and pedestrian oriented.

New retail, employment space, and industrial infill development. The plan amends portions of the Approved Subregion VI Study Area Master Plan and Sectional Map Amendment (Planning Ar 82A, 82B, 86A, 86B, 87A and 87B); Approved Melwood.

The preliminary plan will amend portions of the Approved Master Plan and Sectional Map Amendment for Melw ood-Westphalia (Planning Area 77 & 78), and the Prince George's County Approved. INTRODUCTION Planning Background The Westphalia sector plan and sectional map amendment (SMA) area comprises a section of a larger geographic area covered by the Approved Master Plan and.

This community-oriented plan/SMA establishes a clear vision for future development of the area and amends portions of the Approved Master Plan and Sectional Map Amendment. The plan amends portions of the Approved Subregion VI Study Area Master Plan and Sectional Map Amendment (Planning Ar 82A, 82B, 86A, 86B, 87A and 87B); Approved Melwood and Westphalia Master Plan and Sectional Map Amendment (Planning Areas 77 and 78) and Planning Area 85B in the Approved Subregion V Master Plan and Sectional Map Amendment.

The last comprehensive rezoning for the Subregion 6 plan area took place in as part of the Approved Master Plan and Sectional Map Amendment for the Subregion VI Study Area (PA 79, 82A, 82B, 86A, 86B, 87A and 87B); in as part of the Approved Master Plan and Sectional Map Amendment for Melwood Westphalia ( 78) and in as part of the Approved Master Plan.
